About Our Reports

We pull from 15+ official UK sources including Land Registry, Environment Agency, Police UK, EPC Open Data, and many more. Every data point comes directly from the original government or public source — we never scrape third-party property portals.

No — this report supplements, not replaces, professional due diligence. A Viven report gives you a comprehensive data overview of a property and its area, but it does not include a physical inspection. We recommend a full RICS Level 2 or 3 survey before committing to a purchase.

Instantly. After payment, your report is generated in under 30 seconds and available as an interactive page and downloadable PDF. The report queries all data sources live, so you always get the most up-to-date information.

Yes. We check river and surface water flood risk from Environment Agency data, plus subsidence, shrink-swell, and radon levels from BGS GeoSure and UKHSA. The report gives you a clear risk rating for each category.

We cover residential properties across England and Wales using Land Registry and council data. Scotland and Northern Ireland use different land registries and are not currently supported.

Some older properties predate the EPC requirement (introduced in 2008). If no EPC is found, all other data sources — Land Registry, flood risk, crime, transport, broadband, schools — are unaffected and will still be included in the report.

Viven covers residential properties across England and Wales. Our data sources include Land Registry (England & Wales), Environment Agency, Police UK, and other government datasets that cover these regions.

Rightmove and Zoopla are property listing portals — they show what is for sale or to rent. Viven is a property intelligence tool that pulls together data from 15+ official sources to help you understand a property before you commit. We cover risk data (flood, subsidence, radon), school ratings, crime statistics, broadband speeds, planning applications, and more — information that is not available on listing sites.

We provide market context including comparable sales from Land Registry, price-per-square-foot analysis, and local price trends. While this gives you a strong indication of value, it is not a formal valuation. For a formal valuation, you would need a RICS surveyor.

Viven Insights are AI-generated observations that appear throughout your report, highlighted with a sparkle icon. Each insight is unique to your property and is based on the specific combination of data we find — for example, linking ground geology to construction age, or comparing local school performance to national averages. They are designed to surface patterns and context a human analyst might point out. Viven Insights are informational only and do not constitute professional advice.

Buyer Reports

A buyer report covers price history and comparable sales, market analysis with price-per-sqft, flood risk, subsidence and ground stability, radon levels, crime statistics, school ratings with Ofsted data, transport links and commute times, broadband speeds, EPC rating and energy costs, planning applications, local amenities, and air quality data.

Yes. Your report has a unique URL that you can share with anyone — your partner, family, mortgage advisor, or solicitor. You can also download the PDF version to share offline.

Our price data comes directly from HM Land Registry, which records every residential property transaction in England and Wales. This is the same data used by banks, valuers, and government statisticians. Comparable sales are drawn from recent transactions within the local area.

Yes. We check for recent and pending planning applications near the property using local authority planning data. This can flag potential developments, extensions, or changes that might affect your purchase decision.

Rental Reports

Rental reports are currently £9.99 per report. This is a one-off payment — no account or subscription needed. Rental reports cover area insights including crime stats, transport links, local amenities, broadband speeds, and neighbourhood data. They are designed to help renters understand an area before signing a tenancy.

A rental report covers crime statistics for the local area, transport links and commute times, broadband speed data from Ofcom, local amenities (shops, restaurants, parks, gyms), air quality data, and general neighbourhood insights. It does not include property-specific data like price history or EPC ratings.

Yes. Enter any postcode in England or Wales and get a rental report covering the area, currently £9.99. This is useful whether you are currently renting, about to sign a new tenancy, or just researching areas to live in.

Rental reports focus on area-level data using publicly available sources, which keeps costs lower. Buyer reports include property-specific data from premium sources like Land Registry and Street Data, which adds to the cost. Both are one-off payments with no subscription.

Buyer reports are currently £14.99 per report. Rental reports are currently £9.99. Both are one-off payments — no subscription, no recurring charges. Pricing is displayed on the website at the time of purchase.

We accept all major debit and credit cards (Visa, Mastercard, Amex) through Stripe. Apple Pay and Google Pay are also supported. Your payment details are handled securely by Stripe — we never see or store your full card number.

Privacy & Data

No. All payments are processed by Stripe. We never see, store, or have access to your full card details. Stripe is a PCI Level 1 certified payment processor — the highest level of security certification.

No. We do not sell your personal data to any third party. We do not share your data with estate agents, mortgage brokers, or marketing companies. See our Privacy Policy for full details on how we handle your data.

Property reports are stored for 30 days after generation, then automatically deleted from our servers. We recommend downloading the PDF for your records. You can re-generate a report at any time by purchasing a new one.
